About 1,310 Built-To-Order (BTO) flats with shorter waiting times (SWT) will be launched in Sembawang during the upcoming November 2026 BTO sales exercise, with completion slated around 2029.

Bounded by Admiralty Lane and Sembawang Drive, the project named Sembawang Anchor is located in the new Sembawang North housing area and offers a mix of 2-room flexi, 3-room, 4-room and 5-room flats.

It will offer future residents amenities such as a preschool, eatery, supermarket and shops within the project.

Nearby, a neighbourhood centre and an adjacent 1ha park will provide buyers with more shopping, dining and recreational options.

The project will bring the total number of SWT flats launched this year to 4,661, exceeding HDB's commitment of 4,000 such flats.

It also means that one in four BTO flats offered in sales exercises this year will be SWT flats, which HDB said, enables more home buyers to move into their homes earlier.

Bayshore Oasis and Plantation Dew projects

In both Bayshore and Tengah, there will also be projects with waiting times of just over three years.

HDB said that both Bayshore Oasis and Plantation Dew have a waiting time of three years and two months.

Located in the new Bayshore estate in Bedok, the 855-unit Bayshore Oasis will comprise four residential blocks, including an integrated block with sold and rental flats.

Buyers can choose from 2-room flexi or 4-room flats.

Its future residents will have access to a preschool, minimart and shops within the development, as well as other dining and retail options along Bayshore Drive.

In Tengah, Plantation Dew will offer 710 2-room Flexi, 3-room, 4-room, 5-room and 3Gen flats — across five residential blocks.

It will also be the third BTO project to offer white flats, after Crawford Heights and Mount Pleasant Crest, and the development to extend this option to 5-room flats.

The option is currently available only for 3- and 4-room flats.

White Flats come with an open-concept layout without internal partition walls between living and bedroom spaces, giving home buyers greater flexibility to customise their homes.

Plantation Dew will similarly come with amenities such as an eating house, minimart, shops and a preschool.

The upcoming JE2 MRT station on the Jurong Region Line will be within walking distance.

Beyond the three projects, four other projects — in Bedok, Geylang, Toa Payoh and Yishun — will also be offered in the upcoming November sales exercise.

The exercise, originally scheduled for October, was moved to November to give potential flat buyers sufficient time to review their housing plans and apply for a HDB Flat Eligibility letter after income ceilings were revised.

First announced at the National Day Rally 2026, the monthly household income ceiling for BTO flats was raised to a higher limit of $16,000 will make sure eight in 10 Singaporean households remain eligible for subsidised homes .

The income ceiling for Singaporean singles aged 35 and above has also been raised to $8,000 from $7,000.

The income ceiling for executive condominiums has likewise increased to $18,000 from $16,000.
