A five-room resale HDB flat at SkyParc @ Dawson has been sold for a record $1.818 million, making it the highest price paid for a resale HDB flat.

The unit, located at Block 96 between the 40th and 42nd storeys, was transacted in October and spans approximately 111 sqm, according to HDB's website.

It has a remaining lease of approximately 94 years, with its 99-year lease commencing in 2021.

Recent transactions show that units at this development have generally changed hands for between $1.12 million and $1.65 million over the past six months.

The previous record was set in April, when a five-room HDB flat at City Vue @ Henderson in Redhill was sold for $1.728 million .

The unit, located at Block 96A Henderson Road, was situated between the 46th and 48th floor and spans approximately 1,216 sq ft.

SkyParc @ Dawson, which was completed in December 2020, is situated near Queenstown and Commonwealth MRT stations.

The development is one of the replacement sites under the Tanglin Halt Selective En bloc Redevelopment Scheme and comprises of 810 flats, including two-room Flexi and three-, four- and five-room units, spread across three residential blocks.

Classified as Premium Apartments, the flats come with higher-end specifications and finishes compared with standard Build-To-Order (BTO) flats.

High floor, location and size contribute to record price

Chief researcher and strategist at Realion (OrangeTee & ETC) Group, Christine Sun, told AsiaOne that homes that command higher prices are typically those with attractive attributes, such as high-floor locations and proximity to the city centre.

Sun noted that the recently sold 111 sqm unit is relatively large for a new five-room flat, making it a rare offering in the resale market.

"This is particularly so as newer BTO flats in Prime and Plus locations, especially those in the city fringe, typically no longer offer five-room configurations. Homebuyers may be willing to pay a premium for similar attributes when considering neighbouring flats," she added.

While the transaction has set a new record, surpassing the previous high of $1.728 million paid for the five-room flat in Redhill by 5.2 per cent, Sun said more resale transactions could potentially cross the $1.8 million mark.

"With the removal of the 15-month wait-out period for former private property owners, this could encourage more private homeowners to right-size to HDB resale flats," said Sun.

"Some of these buyers may also have sufficient cash proceeds from the sale of their private properties to pay for such resale flats."

Nonetheless, Sun cautioned that such high-value transactions remain the exception rather than the norm, and do not reflect broader resale market trends.

HDB resale prices fall for 3rd straight quarter

The transaction comes as HDB resale prices fell for the third consecutive quarter in Q3 2026, even as the number of resale flats sold increased, according to data released by HDB on Oct 23.

HDB noted that the Resale Price Index fell by 0.1 per cent in Q3, marking the third consecutive quarter of decline. This followed decreases of 0.1 per cent and 0.3 per cent in the first and second quarters of 2026, respectively.

Meanwhile, the number of resale flats changing hands rose by 19.5 per cent to 7,645 transactions in Q3, up from 6,396 in the previous quarter.
