'Not unrealistic': Telok Blangah jumbo flat listed for more than $2.1m with 91-year lease remaining

A jumbo flat in Telok Blangah has been listed for sale at an asking price of $2.18 million.

The 1,465 sq ft unit at Block 93B Telok Blangah Street 31 is part of Telok Blangah Parcview, a 1,480-unit Build-To-Order (BTO) project completed in end-2017.

Checks by AsiaOne show that the jumbo flat is made up of two three-room flats.

According to the listing, the unit has five bedrooms and four bathrooms, is fully furnished and has a high-quality integrated audio system.

Despite the list price exceeding the current resale record of $1.73 million, set by a five-room Bukit Merah flat by nearly $400,000, the realtor handling the listing told AsiaOne in an interview on Sunday (Sept 20) that it is not unrealistic.

"A jumbo flat may not be uncommon, but one with 91 years remaining on its lease and in Telok Blangah is probably one of its kind now," said PropNex's Thomas Tong.

Asked how interest in the unit has been since its listing on Sept 18, he described it as "very positive".

HDB's Resale Price Index fell for a second consecutive quarter — a sign that the multi-year resale boom may finally be losing steam amid a healthy supply of new BTO flats and those hitting their minimum occupation period (MOP).

Tong pointed out that a new four-room flat at prime areas such as Belayer is offered at nearly $800,000.

This, along with transaction data showing that four-room flats at nearby Dawson Road achieved an average gain of 75.3 per cent upon their MOP, indicates that a $2 million HDB resale transaction is a matter of time, Tong said.

He acknowledged that it will take time for people to understand and accept the eventuality of this new price benchmark.

"HDB prices hitting $2 million is an eventuality, it's just a matter of when. When HDB resale prices first crossed the $1 million mark, there was this same response of disbelief," Tong added.

The current record for jumbo flats in nearby Bukit Merah is $1.53 million set in May 2026.

In April 2024, the Ministry of National Development, the Housing Board and the Council for Estate Agencies had flagged out the listings of two HDB flats that were put up for sale for $2 million as "unrealistic".

At that time, one of the listing was found to be misleading as it was not not a jumbo unit, but two adjacent five-room flats.

Meanwhile, another five-room Design, Build and Sell Scheme (DBSS) flat in The Peak@Toa Payoh did not have an intent to sell registered with HDB.

The authorities noted that the $2 million listing price was almost half a million dollars above the highest transacted price in the area, and said many property experts deem it an "unrealistic asking price".

In July, Minister for National Development Chee Hong Tat announced the removal of the 15-month wait-out period for private homeowners buying HDB resale flats.

Explaining the decision, Chee said that he expects the effect of a strong, continued supply of new BTO flats and resale units to moderate resale prices.

According to HDB, the resale market has shown signs of stabilising, following five consecutive quarters of slower or no price growth from the fourth quarter of 2024 to the fourth quarter of 2025.

The Government also noted that a larger number of flats will complete their MOP and enter the resale market over the next few years, supporting supply.

Christine Sun, chief researcher and strategist of Realion (OrangeTee & ETC) Group, attributes the faster pace of price decline in the second quarter to intense competition from the BTO market, prevailing market uncertainties and a weaker hiring outlook.

She also expects price growth in the HDB resale market to remain subdued in the second half of the year, owing to macroeconomic uncertainties and dimmer job outlook, as well as increased competition from the nearly 8,000 more BTO flats across seven projects to be launched in October.
