JOHOR BARU, Sept 4 — Johor Regent Tunku Ismail Sultan Ibrahim says he has no reservations about paying a hefty tax bill linked to the planned sale of his 16.6-hectare landholding in Singapore.

The Star reported that Tunku Ismail, who is also the Johor Crown Prince, responded on X to reports of a potential land betterment charge exceeding US$1 billion (RM4.05 billion), saying he had no qualms about paying taxes and contributing to both countries.

“As a regular taxpayer, this is normal. No complication and more than happy to contribute to both countries. Should make it double,” he said.

The planned land sale involves parcels on Holland Road that Tunku Ismail owns following a land-swap agreement with the Singapore government in June 2025.

The reported tax, known as a land betterment charge, applies when government planning approval or other development permissions increase the value of land.

Tunku Ismail’s response came after reports that the size of the potential tax bill could complicate negotiations over the sale.

In March, Singapore’s Urban Redevelopment Authority said Tunku Ismail had proposed developing the land for residential purposes, including low-rise, low-density housing and Good Class Bungalows.

The development proposal has placed the land in a high-value residential area near the Singapore Botanic Gardens, a Unesco World Heritage Site.

Tunku Ismail’s representatives are understood to have been seeking potential buyers for the land, with reports saying interest had also been sought from overseas investors.

《星报》报道称，柔佛王储东姑依斯迈在X电台回应了有关可能超过10亿美元（40.5亿令吉）的土地改良费的报道，表示他毫不犹豫地向两国纳税并做出贡献。

“作为一名普通纳税人，这很正常。没有任何问题，我非常乐意为两国做出贡献。应该翻倍才对，”他说。

此次计划出售的土地位于荷兰路，是东姑伊斯迈根据2025年6月与新加坡政府达成的土地交换协议而拥有的。

据报道，该税项被称为土地改良费，适用于政府规划审批或其他开发许可导致土地价值增加的情况。

此前有报道称，潜在的税单金额可能会使出售谈判变得复杂，东姑伊斯迈对此作出了回应。

今年 3 月，新加坡市区重建局表示，东姑伊斯迈曾提议将该地块开发为住宅用途，包括低层低密度住宅和优质洋房。

该开发方案将土地选址在新加坡植物园（联合国教科文组织世界遗产）附近的高档住宅区。

据了解，东姑伊斯迈的代表一直在为这块土地寻找潜在买家，有报道称，他们也已向海外投资者发出了购买意向。
